Why Pavers Sink — and How to Fix Them

Sunken pavers are one of the most common problems we see across Melbourne. The good news: most of the time they can be fixed without replacing everything — as long as you fix the cause, not just the surface.

A paver sitting on a solid, well-drained base doesn't move. When pavers dip, rock or create puddles, the layer underneath has shifted. Finding out why is the first step, because relaying pavers on the same failed base simply resets the clock.

The five most common causes

1. A thin or poorly compacted base

Many older paving jobs were laid on a few centimetres of sand over soil. Without a compacted crushed-rock base, the ground settles unevenly under foot traffic and especially under cars. Driveways need a much deeper base than garden paths.

2. Water getting underneath

Downpipes discharging onto paving, broken drains, leaking taps and paving that falls toward the house all put water under the surface. Water washes out bedding sand and softens the ground, and pavers sink in exactly those spots.

3. Reactive clay soil

Much of Melbourne's east and south-east sits on reactive clay that swells when wet and shrinks when dry. Without an adequate base and good drainage, that movement shows up as dips, humps and cracked edges.

4. Tree roots

Roots lift pavers as they grow and can also dry out and shrink the soil around them, causing dips nearby. Paths close to large trees are the usual victims.

5. No edge restraint

Pavers need a firm edge — a concrete haunch, a restraint strip or a solid border. Without it, the outer rows creep outward, joints open up and the whole area loosens and sinks.

  1. Lift the affected pavers and stack them for reuse.
  2. Remove the old bedding and any soft or wet soil.
  3. Fix the cause: redirect downpipes, add a strip drain or pit, cut or barrier roots where appropriate, or add an edge restraint.
  4. Rebuild the base with compacted crushed rock to the right depth.
  5. Screed new bedding to the correct level and fall.
  6. Relay the pavers, cut and replace any broken ones, compact and re-sand the joints.

Relay or replace?

If your pavers are sound, relaying on a rebuilt base is usually the best value — it's typically around half the cost of new paving. Replacement makes more sense if the pavers are cracked, worn or discontinued, if the whole area has failed, or if you'd like a new look anyway. We'll give you both options on the site visit.

Driveways need extra care

Driveway dips usually appear where cars turn or park. Repairs there need a deeper, vehicle-rated base and firm edges, otherwise the same spot will drop again. If a driveway has dips in several places, it's often a sign the original base was too thin across the whole area.

Paving over old concrete

Laying pavers over an old concrete slab can work if the slab is sound, level and drains properly — but if the slab itself has cracked and dropped, pavers laid on top will follow it. We check the slab on the site visit and tell you whether it can stay or needs to come out.

A note on sealing

Sealing pavers doesn't stop them sinking — sinking is a base and drainage problem. A good sealer does help keep jointing sand in place and reduces weeds and stains once the base is right.

When to call someone quickly

Can I fix it myself?

Lifting a few pavers and packing sand underneath can hide a small dip for a while, but if the base or drainage is the cause it will come back. For a single rocking paver on an otherwise sound path, a careful DIY relay is fine. For driveways, dips near the house or anything involving drains, get it looked at — water near footings on clay soil is worth taking seriously.
